Honest Homes Bollard

The Brief

The brief was to create a boutique residential building that would feel distinctive, aspirational and immediately recognizable within its neighbourhood. The project needed to balance compact urban efficiency with a premium identity, offering residents the sense of a bespoke home rather than a generic apartment block while still making the most of a tight corner plot.

Design Response

FMDL developed the building as a slender vertical composition defined by crisp white volumes, recessed balconies, ornamental metal railings and a strong central spine that carries the Bollard identity up the façade. The corner siting allows the project to read in the round, with the front elevation treated as a premium street-facing gesture and the upper terrace planned as an additional lifestyle layer with solar panels, planting and outdoor seating. At night, carefully integrated lighting sharpens the massing, picks out the façade relief and turns the residence into a polished landmark within the surrounding green context.

Materials & Approach

The palette combines smooth off-white exterior surfaces, laser-cut decorative screens, ornate black metal balcony and gate railings, warm recessed soffit finishes, integrated façade lighting, polished paving, terrace planting and rooftop utility elements carefully composed within the overall architectural language.

Outcome

The proposal positions Honest Homes Bollard as a boutique address for Bhubaneswar — compact in footprint but elevated in character, with a strong architectural identity that makes the residence feel singular, premium and unmistakably designed.
